CHESAPEAKE, VA. — Ciuti International LLC, a specialty cooking oil importer and packager, has signed a 100,002-square-foot industrial lease at Diamond Hill III, a facility located at 1960 Diamond Hill Road in Chesapeake. Situated about six miles south of the Port of Virginia, the property will house the first Virginia operation for Ciuti. Brett Sain of Cushman & Wakefield | Thalhimer represented the tenant in the lease negotiations. Christine Kaempfe, Ellis Colthorpe and Geoff Poston, also with Thalhimer, represented the undisclosed landlord.

CARLSBAD, CALIF. — SENTRE has purchased 2840 Loker Avenue East, an industrial facility in the Southern California city of Carlsbad, from Bixby Capital Management and LaSalle Investment Management for $26.6 million. Hunter Rowe, Michael Longo, Barbara Perriet and Matt Carlson of CBRE represented the seller in the deal. Additionally, CBRE’s Scott Peterson and Michael Kolcum arranged acquisition financing for the buyer, while CBRE’s Roger Carlson, Dennis Visser and Blake Wilson provided leasing advisory services for the property. Situated on 6.2 acres within Carlsbad Technology Center, the 104,298-square-foot property was fully leased at the time of sale to Glanbia Nutritionals, a global nutrition and performance products company. Completed in 1998, the building has served as a key operational and logistics hub for Glanbia Nutritionals for nearly 25 years and features 13 dock-high loading doors, two grade-level doors and 4,000 amps of power.
Hanover Company has begun construction on a new, approximately 200,000-square-foot ground-up industrial development at 903 Quimisa Drive in Simi Valley, California. The 13-acre project marks Hanover Industrial’s first development in Southern California and is being developed alongside its capital partner, a real estate fund advised by Crow Holdings Capital. Located just off CA 118, the project will feature 36-foot clear heights, an 8.5-inch slab, skylights and ample employee parking, with completion anticipated in Summer 2027.
CHICAGO — Developer Podmajersky Inc., led by John Podmajersky III, is developing a small-bay industrial facility totaling 12,000 square feet in Chicago’s East Pilsen area. Avison Young has been retained to market the speculative development at 2100 S. Canalport Ave. for lease. The asset will feature a clear height of 24 feet, dock and drive-in loading, flexible power capacity and Enterprise Zone incentives. Completion is slated for 2027. The developer says the project is expected to appeal to light manufacturing users, food producers, contractors, logistics operators, technology startups and last-mile distribution users that increasingly favor infill locations over suburban alternatives.
